We will provide you with 3 concept floor plan options to communicate the key design intent. A preferred option will be agreed on and adjusted according to your input before proceeding to the next phase.
This phase involves developing the preferred concept design to a level where it can be submitted to council for the purposes of a planning permit application and/or a quantity surveyor for an initial cost estimate. Deliverables for this stage include detailed floor plans, elevations, 3D perspectives and material boards
We will identify early in the project phases whether a planning permit will be required for your project. If a planning permit is required, we are able to submit the application and supporting documents on your behalf to the relevant council.
We will provide you with detailed construction drawings and specifications that can be used for tendering or contractor procurement and for use in obtaining a building permit and ultimately, to build from. We have working relationships with several structural, civil, & building services engineers as well as building surveyors, traffic engineers and quantity surveyors. This enables us to offer a value for money package and take your project from initial sketch to building permit.
Should it be required or requested, we are able to extend our services to include recommending and procuring contractors, tendering and contract administration to ensure the build process is as smooth as possible and in line with the design, so you know you're getting what was originally intended.
